New listings are dropping as we enter the slow holiday season but our final count for the year will be very close to last year's total. After a brief dip in July, and a rebound in August and September, closed sales of Single-Family and Condos are dropping again but no more than the usual seasonal downturn. Meanwhile pending contracts spiked in August and fell back in September and have continued downward since. The market remains strong but median prices are mixed. Single-family sale prices were up 4.0% over October. Condos rose 8.5% for the month..
